Don't want to deal with all the hassle of managing your property? Then why not use our property management service, which includes all of the features from option 3 - in addition to this we, will fully manage the property and the Tenant ensuring that you the Landlord have the freedom you desire.
This option includes:
Preparing all documents including the tenancy agreement.
Checking to ensure compliance with statutory regulations.
Arranging the signing and exchange of the tenancy agreement.
Advising utility providers and council tax authorities of tenancy start and end dates.
Writing a welcome letter to the tenant including information about the local area and confirming our property management and maintenance arrangements.
Running a help desk which the tenant can call regarding any problems with the property throughout the tenancy.
Receiving and dealing with maintenance requests.
Recording and payment of expenditure.
Arranging to renew or end a tenancy.
Invoicing the landlord with the deduction of the management fee.
Paying your rental income for your property less the 10% mgmt fee on the same day we receive it from the tenant guaranteed!
The cost of this service is a flat fee of £350 for the initial tenant find. Followed by a 10% fee of the monthly income.
